Our leasehold specialists have experience of all surveying aspects for leasehold property from single defect reports and capital expenditure plans to fire risk assessments and major works. We have a thorough working knowledge of Section 20 of the Landlord and Tenant Act 1985 and have managed the process of notifying residents about work (as required by the Act) on many occasions.

Working with a specialist practice of solicitors, we are able to assist with leasehold enfranchisement calculations where some of the building is commercial. We’ve also assisted with calculating service charge percentages where disputes have arisen.

License to Alter

Our multi-disciplinary nature makes us ideal to assist with alterations, extensions and conversions. We can assist with all architectural aspects, preparing statutory applications, license to alter applications and then help with tendering and contract administration if required. We provide a service tailored to suit your needs and can provide all services from inception to completion or stand alone items to assist your contractor.

Insurance Rebuild Cost Assessments

Is your building over or under insured?

The Royal Institution of Chartered Surveyors recommends that an Insurance Rebuild Assessment is carried out every 3 years. The purpose of such is to ensure your building is insured for the correct amount or, in the event of a claim, the insurance company may not pay the full cost of the work required. The other alternative is that you are paying too much for your insurance.

Using specialist software, we can carry out an assessment to see if your property is over-insured, saving you money on insurance costs, or under-insured, making sure there isn’t an issue should an insurable event take place.

Condition Surveys

A condition survey records the state of a building or other structure at a particular moment in time. This could be for recording the condition of a property adjacent to future construction work, for example under the Party Wall etc. Act 1996, at the beginning of a new tenancy or any other reason. Our Building Surveyors are experienced in scheduling all kinds and sizes of property for many different types of Client.

Measured Surveys

We are able to provide measured surveys for a wide variety of purposes. We have experience of providing lease plans for new or amended properties, plans with calculations for enfranchisement purposes, plans to assist with boundary disputes, plans for statutory liscensing applications etc.

All our plans are produced in AutoCAD format and can be provided electronically if required.

Feasibility Studies – is what you want achievable?

A feasibility study is well worth considering if you are not sure about whether a project is viable. We have the experience to provide feasibility studies for all manner of projects. Legal as well as technical and financial aspects are covered in order to give a client the maximum amount of quality information to make a decision without spending too much on professional fee etc.

Drawings and written reports can be prepared to enable a client to present the information to financiers to prove viability of a scheme or simply to see the start of the design process and the path the project may take.

Defect diagnosis

At BBD we have the experience to diagnose a building issue and specify a repair. We have been involved with leaks, cracks, damp, rot, mould and all other forms of building defects.

We intend to provide accurate, timely advice in order to allow clients, insurers or solicitors to take the necessary action to remedy the issue. We have dealt with defects affecting one building and defects that have affected several building including drainage problems.
