Development Management

Development management is the strategic planning, administration and controlling of a project during its development life cycle, from project planning through to construction completion and project exit. It is performed to minimize project and financial risk while maximizing profit for the developer.

Contract Administration

To the right standard, on time and within budget.
To help your project run smoothly it can be useful to employ a Contract Administrator to act impartially between the contractor and the client. At BBD we have the experience to handle contracts of any size. Our contract administration service encompasses the following:

  • Preparing and coordinating the contract documents
  • Monitoring the works throughout the construction phase
  • Issuing Contract Instructions for any additional works or changes to the contract
  • Organising and chairing site meetings and preparing and distributing meeting minutes
  • Certifying the works and issuing regular Certificates of Payment
  • Issuing various certification i.e. Extension of Time, Practical Completion, Final Accounts

Post completion services include:

  • Monitoring during the rectification period and preparing a schedule of any outstanding
    defects upon expiry of the rectification period
  • Agreeing the final valuation and reviewing the contract retention monies (if applicable).

From our initial involvement to completion of the project, we liaise with all parties involved e.g. contractor, client, design team, loss adjuster, etc., to ensure a satisfactory outcome to the project.

Party Wall & Neighbourly Matters

The Party Wall etc. Act 1996 allows for the building owner to carry out alterations to a party wall or build new foundations close to an existing building; as long as the adjoining owner is correctly notified and works agreed, and that any damage caused by the work is repaired.

As members of the RICS and Faculty of Party Wall Surveyors, we can give advice to both building and adjoining owners implementing or affected by party wall matters including:

  • Issue and receipt of notices
  • Preparation of, or comment upon, relevant building proposals
  • Inspecting for, and agreeing, Schedules of Condition
  • Preparation and negotiation of Awards
  • Inspecting affected buildings and implementing awarded agreements as required

We have been appointed by building owners and adjoining owners in Kensington & Chelsea, Westminster (Mayfair, Belgravia etc.), Camden, Islington and most other London Boroughs.

Daylight & Sunlight Assessments

Using information from Architectural drawings and from local research, our team are able to prepare the necessary information for daylight and sunlight assessments for planning applications. Using 3D modelling and specialist calculations software, we can accurately model the impacts of a development on neighbouring properties and amenity spaces. This allows reports to be generated to assist with gaining necessary approvals for developments.

Planning

Our team can prepare and submit all types of planning application, from pre-application advice, through full planning applications to applying for discharging of conditions. Following preparation of the necessary documents, submissions can be collated and submitted to the Local Authority efficiently.

We have experience of dealing directly with individuals in other Local Authority departments such as Highways Officers, Flood Risk Officers etc. to help in having the application process run as smoothly as possible.

Parking Stress Surveys

Using the Lambeth methodology, we have carried out parking stress surveys for developments and prepared the necessary reports to accompany planning applications for new residential developments across London. These surveys provide an idea of the calculated additional parking stress caused by a proposed development and can be used to prove that parking can be provided for a development or that a development should be ‘car free’ through a legal agreement.
